On e-Praman (epraman.igrmaharashtra.gov.in) and Aaple Sarkar this is called a Digitally Signed Copy of Document or a Digitally Signed Copy of Index II. The form asks for district, SRO, document number and year, then Pay2IGR. Mahasuchi uses those same details, checks e-Praman before you pay, and puts the officer-signed PDF in Downloads.

You give the Sub-Registrar office, document number and year. We first check that the deed is available on e-Praman. Only then do you pay. The signed PDF is added to Downloads when the officer returns it — typically within 1 week. Years run from 1985 to 2026, so this covers old sale deeds as well as recent registrations.

This is not the same as the instant Index 2 download. Use Index 2 search when you know the village and the gut, survey or CTS number and want every registration in one report. Use this page when you already have one document number and need the copy an office will accept.

How to get a signed document online

  1. STEP 1

    Find the document

Use Index 2 search if you only have the gut or survey number. Note the document number and year.

  2. STEP 2

    Open Certified Document

On the form, choose the district, Sub-Registrar office, document number and year.

  3. STEP 3

    e-Praman check

We confirm the deed can be signed before you pay. If it is not available, you stop here.

  4. STEP 4

    Download the signed PDF

After the officer signs it, the file is in Downloads. This usually takes up to 1 week.

Who asks for an officer-signed copy

  • Banks and home loans

Sanction files often want a certified copy of the sale deed, not only an Index II printout.

  • Courts and advocates

A title opinion or a suit needs the signed registration, including documents from the 1990s when e-Praman has them.

  • Mutation and government desks

Ferfar, NA and similar files sometimes insist on the Sub-Registrar copy rather than a downloaded index.

  • Buyers of old property

When the IGR free search has no pre-2002 scan, the signed copy is the document you can file.

Frequently asked questions

Is the signed file from the government e-Praman process?

Yes for this product only. We confirm the deed is available on e-Praman, then an officer signs it and the PDF arrives in Downloads, typically within a week. That is separate from the instant Index 2 report, which is an information copy of the public record and is not a government certificate.

What is an officer-signed document?

It is a certified copy of a registered document — sale deed, mortgage, gift deed or other registration — signed by the officer after we confirm the deed is available on e-Praman. Banks, courts and government offices ask for this when an information copy is not enough.

How is this different from the Index 2 download?

The Index II report is instant. You search by village and gut, survey, CTS or flat number and get every year from 1985 to 2026. The signed document needs the document number, the year and the Sub-Registrar office, and it takes up to 1 week because an officer has to sign it.

What do I need before I pay?

The district, the Sub-Registrar office, the document number and the year (1985 to 2026). If you only know the property number, download the Index 2 report first — it lists the document number and year — then come back here.

How long does the signed copy take?

Typically up to 1 week. We only take payment after the e-Praman availability check passes. When the officer returns the file, it appears in your Downloads tab.

Can I get a certified copy of an old document from before 2002?

Yes, when that document is available on e-Praman. Choose the year from 1985 onwards. If the check says it is not available for signing, you are not charged.

How much does a signed document cost?

₹1000 + 18% GST (₹1180) per document.
