IGR, e-Praman, Index 2 and 7/12: which government portal does what
Updated · Mahasuchi
People type “igr maharashtra”, “e-praman”, “index 2” and “7/12” because those are the names on the government sites. They are not the same record. Index 2 is the registration summary. 7/12 is the land record. e-Praman is the signed-copy counter. Using the wrong one is why a search comes back empty.
Free eSearch — Index II, only for view
The free portal is freesearchigrservice.maharashtra.gov.in. The Index-II page itself says “Only For View Purpose”. IGR links it from igrmaharashtra.gov.in as “Free Search to view Index II”.
Search by property details: year, district, area (type at least three English letters), then CTS, survey, gat, plot or flat number, plus a captcha. Or search by document number: registration type, district, SRO, year and document number. The official guide says a power of attorney and a will do not appear in the results. Outside Mumbai you still pick one year at a time, and years before 2002 are often missing.
Paid eSearch — information copy, not certified
esearchigr.maharashtra.gov.in is the paid search. It needs a separate login from the free site. Search fee and document-download fee are paid there, including through GRAS. The department’s own notice says a download from this system is for information only, is not certified, and is not an ownership certificate. For a certified copy it tells you to contact the Sub-Registrar.
e-Praman — digitally signed copy
e-Praman (epraman.igrmaharashtra.gov.in), also reached through the Registration department’s RTS portal and Aaple Sarkar, issues a Digitally Signed Copy of Index II and a Digitally Signed Copy of Document. You choose district, SRO, document number and year, then pay on Pay2IGR. That is the officer-signed path. It is not a search by gut number, so you need the document number first.
7/12, 8A, property card — Mahabhulekh, not Index 2
bhulekh.mahabhumi.gov.in (Mahabhulekh) asks you to pick a record of rights: 7/12 (सातबारा), 8A (८अ), property card (मालमत्ता पत्रक) or K-Prat (क-प्रत). Digital Satbara (digitalsatbara.mahabhumi.gov.in) sells the digitally signed 7/12 and 8A from a wallet, often in multiples of ₹15. These show the current land record and the gat or CTS number. They do not list every registered sale since 1985. Mahasuchi does not sell 7/12 or 8A. Take the number from that record and search Index 2 with it.
Mahabhunakasha — the map on screen
mahabhunakasha.mahabhumi.gov.in shows the village cadastral map for a survey or gat number. It does not give a drawing with every side length or an AutoCAD file. That measured map is a separate Mahasuchi product.
Which Mahasuchi page matches the search
- You have a village and a gat, survey, CTS or flat number, and you want every year: Index 2 download.
- You already have the document number, year and SRO, and a bank or court wants the signed copy: signed document, after an e-Praman check.
- You want the plot with side lengths or a DXF for NA or NOC: gut map or the AutoCAD drawing.
- You only need the current owner on a 7/12: stay on Mahabhulekh or Digital Satbara. Bring the gat number here afterwards.

Frequently asked questions
Is Mahasuchi the IGR Maharashtra website?
No. IGR Maharashtra is the government department at igrmaharashtra.gov.in. Mahasuchi is a private search service for Index 2 from 1985 to 2026, gut maps and an officer-signed copy after an e-Praman check.
Is free eSearch enough for a title search?
It is enough to view one recent Index II. It is one year per search, marked only for view, and outside Mumbai it often has no pre-2002 data.
Is a paid eSearch download a certified copy?
No. The eSearch notice says the department does not certify that download. The certified path is e-Praman: Digitally Signed Copy of Index II or of the document.
Can I download 7/12 or satbara here?
No. 7/12, 8A and the property card are on Mahabhulekh and Digital Satbara. Use the gat or CTS number from there to get Index 2 and the gut map here.
