IGR Maharashtra Index 2 free search: step by step
Updated · Mahasuchi
IGR Maharashtra (igrmaharashtra.gov.in) lets anyone view Index II for free, but only one year at a time, with a captcha on every search. Outside Mumbai, most online data starts around 2002. If you need every registration on a property from 1985 to today, you will have to repeat the search for each year — or use a service that searches all years together.
How to do the IGR free search
- 1Open igrmaharashtra.gov.in and go to Online Services → eSearch → Free Search.
- 2Choose the search type: the property-wise option for most of Maharashtra, or the Mumbai option for Mumbai City / Suburban.
- 3Select the year, district, taluka and village.
- 4Enter the property number (gut, survey, CTS, plot or flat number) and the captcha.
- 5Open each result to view the Index II for that document. Repeat the whole process for every year you want to check.
Mumbai and the rest of Maharashtra are different searches
Mumbai City and Mumbai Suburban have their own search. It does not ask for a taluka, and online Index 2 there goes back to 1985. Enter the year, the district (मुंबई जिल्हा or मुंबई उपनगर जिल्हा), the village and the CTS number.
Thane, Pune, Nashik and every other district use the rest-of-Maharashtra search. You pick the year, then the district, then the taluka, then the village. The village list is in Marathi and loads only after the taluka is selected. Most of these offices show records from about 2002 onward on the free site.
Either way you still search one year at a time. A property with many documents means paging through the results and opening Index II on each row. The free page is for viewing. Printing it to PDF does not make it an officer-signed copy.
Why your old Index 2 does not show
IGR digitised most Sub-Registrar offices from around 2002. Records from 1985–2002 are online only for Mumbai and selected offices. For the rest of Maharashtra, older documents usually need a visit to the Sub-Registrar office with the document number.
Other common reasons for "no record found": the property number is written differently in the register (for example 12/1 vs 12-1), the document was registered in a different village name, or you selected the wrong year.
Free search vs paid eSearch vs Mahasuchi
- IGR free search: free, view only, one year per search, captcha every time.
- IGR paid eSearch: per property per year, paid through GRAS; output as an Excel file.
- Mahasuchi: one search covers 1985 to 2026 for every district, year-wise PDF report, document count shown before you pay.
When the free search is enough
If you know the registration year and only need one recent document, the IGR free search is the cheapest option. For a full title check — before buying land, for a home loan, or for a 30-year search report — you need every year, and that is where a single all-years search saves hours.

Frequently asked questions
Is IGR Maharashtra Index 2 search free?
Yes. Viewing Index II on the IGR free search is free, but you search one year at a time and must enter a captcha each time.
Why does IGR show "record not found" for 1990s documents?
For most districts outside Mumbai, IGR online data starts around 2002. Older records are on paper at the Sub-Registrar office.
Can I download Index 2 as PDF from IGR?
You can view and print each Index II from the browser. Mahasuchi gives a single year-wise PDF for all years.
Do I need the document number for the free search?
No. The property-wise search works with the village and property number. You do need to know or try each year.
Is a printed free-search Index 2 a certified copy?
No. It is a view. An officer-signed copy is a separate request after an e-Praman check.
