30-year title search in Maharashtra, using Index 2
Updated · Mahasuchi
A home loan or a sale in Maharashtra usually needs a title search going back 30 years. Advocates build that report from Index 2: every registered sale, mortgage, gift and release on the property. From 2026, thirty years reaches 1996, which is before the year most IGR offices put online.
What the bank file actually asks for
- Index 2 for each registered document in the chain, not just the latest sale deed
- The current 7/12 extract or property card, to see if mutation matches the deeds
- A check for open mortgages, and for releases when a loan was repaid
- Sometimes an officer-signed copy of the key deed, not only a printout from the free search
Why doing it on the IGR free search takes days
The free search is one year, one captcha, one property. Thirty years means thirty searches, and outside Mumbai the years before 2002 often return nothing even when a deed exists. The paid eSearch is also charged per property per year, and the department states that a file downloaded from it is for information only, not a certified copy.
Mahasuchi runs 1985 to 2026 in one search from the village and the gut, survey, CTS or flat number. That is 41 years, which covers a 30-year search and the older deeds banks still ask about on agricultural land.
What this report is, and what it is not
The Index 2 report lists the registrations year by year so an advocate can write the title opinion. It is not itself a legal opinion, and it is not an officer-signed copy. If the sanction letter asks for a certified copy, use the document number and year from the report to request a signed document.

Frequently asked questions
How many years of Index 2 does a home loan need?
Most banks and advocates look back 30 years. Some files ask for 13 years. A search from 1985 covers both.
Is an Index 2 printout from the free search enough for a loan?
Often for a recent document. For the full chain, and wherever the letter says certified copy, the free view is not enough.
Can I get the 30-year search without the document numbers?
Yes. Search by village and property number. The report lists each document number and year, which you need only if a signed copy is requested later.
