How to get a certified copy of a registered document in Maharashtra

Updated · Mahasuchi

Maharashtra’s own eSearch pages say a document downloaded from the paid portal is for information and is not certified by the department. The free Index 2 page says it is for viewing. A bank, a court or a government desk that asks for a certified copy wants the officer-signed version.

Three different things people mix up

  • Index 2 download: the year-wise list of every registration on a property number, from 1985 to 2026. Instant. Enough for most title checks.
  • eSearch paid download: the department’s information copy. Their own notice says it is not a certified copy and not proof of ownership.
  • Officer-signed certified copy: the deed is checked on e-Praman, an officer signs it, and the PDF is ready typically within a week.

What you need for the signed copy

  1. 1Document number, year, and the Sub-Registrar office. If you only have the gut or CTS number, download Index 2 first and read those details off the report.
  2. 2Submit them on the Certified Document form. Mahasuchi checks e-Praman before payment. If the deed is not available for signing, you are not charged.
  3. 3Pay ₹1,000 plus 18% GST. The signed file appears in Downloads when the officer returns it, typically within 1 week.

When the Index 2 report is the better first step

Order the signed copy only for the specific deed a bank or court named. Searching all years through certified copies would mean a separate request per document. One Index 2 search shows the whole chain, then you sign the one or two deeds that the file actually needs.

Request an officer-signed copy

e-Praman check first, then the signed PDF in Downloads, typically within 1 week. ₹1000 + GST (₹1180).

Frequently asked questions

Is the IGR free Index 2 a certified copy?

No. It is a view of the index. The page is marked for viewing, and printing it to PDF does not make it officer-signed.

Does paid eSearch give a certified copy?

No. The eSearch notice says data and documents from that system are for information only and are not certified by the department. For a certified copy, contact the Sub-Registrar or request an officer-signed copy.

Can I get a certified copy of a document from before 2002?

Yes, when that document is available on e-Praman. The year list runs from 1985 to 2026. If the check fails, payment does not go through.

How much does the signed document cost?

₹1,000 plus 18% GST (₹1,180) for one document.
