What is Index 2 (सूची क्र. २)?
Updated · Mahasuchi
Index 2 (also written Index II, इंडेक्स २ or सूची क्र. २) is a one-page summary that the Sub-Registrar office prepares for every property document registered in Maharashtra — sale deeds, mortgages, gift deeds, leases, releases and more. It is the quickest way to confirm that a transaction was registered and who it was between.
What details are in an Index 2
- Document number and year of registration
- Type of document (sale deed, mortgage, gift deed, lease, release, power of attorney…)
- Sub-Registrar office and date of registration
- Names of the executant (seller / giver) and claimant (buyer / receiver)
- Property description: village, gut / survey / CTS / flat number and area
- Market value, consideration amount and stamp duty paid
Why Index 2 is important
Buyers use Index 2 to confirm the seller actually bought the property and to spot earlier sales or loans on it. Banks ask for it before a home loan. Advocates use the Index 2 of every year to prepare a 30-year title search report. Families use old Index 2 records to trace a parent’s or grandparent’s purchase.
Index 2 vs 7/12 extract vs property card
A proper title check uses both: Index 2 shows the transaction history, the 7/12 or property card shows whether the land record was updated. For a home loan file, see the 30-year search guide.
- Index 2: proof of a registered transaction (who sold to whom, when, for how much).
- 7/12 extract (सातबारा): the current land record for agricultural land — owner names, area, crops, loans.
- Property card: the land record for city survey (CTS) land in urban areas.
How to get Index 2 for any year
The IGR free search shows Index 2 one year at a time, mostly from 2002 onwards outside Mumbai. Mahasuchi searches every year from 1985 to 2026 in one go with just the village and property number.

Frequently asked questions
What is the meaning of सूची क्र. २?
सूची क्र. २ (Index No. 2) is the register entry summarising a registered property document: parties, property, value and stamp duty.
Is Index 2 proof of ownership?
It is proof that a transaction was registered. Ownership is confirmed by checking the full chain of documents and the updated 7/12 or property card.
Is Index 2 the same as the sale deed?
No. The sale deed is the full document; Index 2 is the official one-page summary of it.
Can I get Index 2 without the document number?
Yes. Search by village and property number and every registered document on that property is listed.
