Where Mahasuchi records come from
Updated · Mahasuchi
Mahasuchi is a private company. The Index 2 it gives you is compiled from the public registration record the Sub-Registrar keeps — the same Index II people open on the government free search. The difference is that one Mahasuchi search covers 1985 to 2026, instead of one year and one captcha at a time.
What “public record” means here
Every registered sale, mortgage, gift, lease or release is entered in Index 2 at the Sub-Registrar. That entry is a public record. The government free search (freesearchigrservice) shows it and labels the page “Only For View Purpose”. The paid eSearch lets you download a file and then says the department does not certify that download.
A Mahasuchi Index 2 report is an information copy of that public record, arranged year by year in one PDF. It is not a government certificate, and it is not issued by IGR.
What is actually signed by an officer
Only the signed-document service. That path checks e-Praman first — the same details e-Praman asks for: district, SRO, document number and year. If the deed is available, an officer signs it and the PDF appears in Downloads, typically within a week. The instant Index 2 report does not go through that step.
Maps are the public cadastral map, measured
Gut boundaries come from the public village cadastral map, the map Mahabhunakasha shows on screen. Mahasuchi adds side lengths and, in the NOC package, an AutoCAD DXF. That is not a government measurement and it does not replace e-Mojani.
Why people still use this instead of the government site
- One search for every year from 1985 to 2026, including years the free search often skips outside Mumbai.
- No captcha on every year, and a year-wise PDF instead of a screen you can only view.
- The gut map and the DXF are files the government map viewer does not hand you.
- The signed copy is requested for you after the e-Praman check, instead of a separate counter visit for each deed.

Frequently asked questions
Is Mahasuchi a government website?
No. It is a private service. It is not affiliated with IGR Maharashtra or the Land Records Department.
Is the Index 2 report government-certified?
No. It is an information copy of the public Index 2. IGR’s own paid download carries the same kind of limit: the department says that file is not certified.
Which file is officer-signed?
The signed document, after an e-Praman availability check. Not the instant Index 2 PDF and not the gut map.
Do you sell 7/12 or satbara?
No. Those are on Mahabhulekh and Digital Satbara. Use the gat or CTS number from there for Index 2 and the gut map.
